Doniger Developments Balearics is the Mallorca company of Doniger Urban Developments, an established residential developer based in the Netherlands with a record of multi-family residential projects around Amsterdam. The group has always worked to a single, quiet conviction: that architecture should last, and that quality is best when it does not announce itself.

A villa of this kind is the work of many hands. We assembled architects, builders and designers who understand the island and its standards, and gave them one brief: restraint, precision, and a home built to outlast fashion.

Avila Projects

Our architecture is led by Manel Avila of Avila Projects. His work is concerned with light, proportion and the long sightlines that tie a Mediterranean house to its setting — rooms that reveal themselves gradually, and a composition arranged around calm rather than spectacle.

Edificam & Planificam

We build with Edificam, and plan and coordinate with Planificam — local firms that turn a design into a structure meeting Mallorca's building standards and the island's planning framework.

Eichholtz

Our interiors are realised with Eichholtz, the design house founded in 1992 by Theo Eichholtz. Its most recent collection, curated by Chief Creative Officer Edwin van der Gun and shown at Milan Design Week 2025, brings a contemporary reading of classic design — craftsmanship and material weighted equally.

How we design and build

Built on clarity, crafted for life.

Our method is consistent across every decision: build less, build better. We favour materials that age well — stone, timber, marble — and specify the systems you notice only in their absence: even temperatures, quiet rooms, light that moves with the day.

Sustainability is part of the brief, not a postscript. Our villas are designed to exceed prevailing energy standards, with renewable systems, considered insulation, and materials that are FSC-certified or sourced close to the site.
